Westchester Gardens is a community of 164 condominiums within Plantation Golf & Country Club. There are eleven buildings, including eight two-story and three three story, surrounded by lush landscaping. The grounds include a pool, clubhouse, library and outdoor barbecues for the exclusive use of Westchester Gardens owners and their guests, lesses and renters. Other individuals are not permitted to use the facilities at Westchester Gardens

The condominium complex is managed by a Board of Directors elected annually by the owners. Operating under the Association’s Declaration and By-Laws, the Board is responsible for the planning, budgeting and administration that are essential to ensure solvency, protection (insurance) an maintenance of all common property within the condominium complex.

The Board reviews, discusses and reports to the owners on all aspects of the Association’s business. A property manger, selected by the Board of Directors, assists the Board of Directors in the day-to-day operations of the Association

The Board of Directors meets monthly from October to April with notice of meetings posted on the bulletin boards in the complex. Emergency meetings are held by conference calls when necessary. The annual budget is proposed at the November meeting and voted on at the annual meeting in February. Owners are notified by postings on bulletin boards, mail or email seven (7) days prior to monthly meetings and at least sixty (60) days in advance of the Annual Meeting. Owners are encouraged to attend. Owner comments and suggestions are welcome at the conclusion of the Board of Directors meeting.

The Associations operating expenses and reserves (required by Florida Statue) are financed by quarterly assessments which are due from each condominium owner on the first of January, April, July and October.

Operating expenses include basic cable, internet, water and electricity in common areas, condominium buildings exterior maintenance and insurance, garbage and recycling pickup, pest control, landscaping, road maintenance within the complex and maintenance of the swimming pool and common buildings.

There is also an annual assessment from Plantation Management Association (PMA) which covers landscaping and road maintenance outside the individual communities within the Plantation. All owners are also members of the PMA and the separate Assessments are paid by owners to PMA.
